What is TRUST?

TRUST Management Company is a management company in Lviv. The company takes over the management of apartments, hotels, hostels,  and uses them to generate profits for the property owner and management company. All real estate that is accepted for management is subject to professional comprehensive maintenance and is leased or long-term lease, depending on the wishes of the property owner and market demand.

How the apartment is managed

If you have real estate and you want to receive better care for it, as well as more monthly income than from renting out for a long term, we can take your objects into professional hotel services in order to rent an apartment for rent. Our company offers two types of management of your apartments:

SURVEY OF THE OBJECT

Our employee travels to the site free of charge and evaluates the possibility of accepting your property into the management of our management company.

The date of payment of rent, the possible size is discussed  the cost of rent, the necessary equipment and more.

SIGNING A CONTRACT

A contract for up to 3 years is signed, which does not require notarization. Keys are transferred, the state of real estate and payment of KP is fixed.

Below are described in detail all types of services that are carried out to ensure that your property meets all hotel standards:

Cleaning service

Professional cleaning of the apartments is carried out by a team of specialists who arrive at the apartment immediately after check-out. In some cases, specialists in dry cleaning of fabric surfaces (mattresses, sofas, carpets, curtains) are involved. 

Advertising campaign

The implementation of the advertising campaign, along with partnership contracts with companies from other cities and countries, creates a flow of reservations and tenants, and is a mandatory element of real estate management. Advertisements for apartments are published on more than 50 national and international specialized sites. There are also systematic marketing strategies and campaigns on social networks, messengers, targeted and contextual advertising, and other methods of advertising real estate on the Internet.

Utility payments

We pay utility bills and transfer indicators for the services used monthly after the 25th of the previous month. All indicators and payments are recorded in the internal registers of our company. Our employees also communicate with utility providers.

Energy conservation measures

With the help of modern technology, we control the temperature in the apartment at 19-22 degrees. Before and after the winter season, our employees carry out preventive work on the heating and water heating system. We also optimize energy consumption by facilities.

Laundry

All bed linen and towels are fully laundered after check-out in accordance with hotel policies. Washing is carried out by qualified specialists in purified and softened water with the addition of professional chemicals. At the end of the cycle, the bed linen is ironed on an industrial ironing machine, packed and delivered to the technical premises of our company's offices for storage. 

Management

 Employees of this department provide effective pricing that meets market conditions, the correctness of the reservation, the absence of overlays for reservations, adjustment of reservations and communication with guests on reservations. Employees of this department hold the most responsible position in our company, as they manage the operational processes of the TRUST apartment network.

Info - support

Information support of guests during the stay is an important component of providing quality service. Employees of our company always communicate with guests and provide a wide range of advisory information.

Payment of taxes

As a business entity operating in the hotel business and real estate, we pay a single social contribution, taxes and tourist tax in the amounts and terms provided by the legislation of Ukraine.

Concierge service

Concierge services contact guests one day before check-in, check-in and continue to communicate with guests throughout the stay.  In addition to accompanying guests during their stay, the concierge monitors compliance with the proper technical condition of the apartments in accordance with the rules established by the administration of the TRUST apartment network.

Accompanying services

Our network of apartments provides additional services to its guests. The full list of services can be found on the relevant page of our website . The list of additional services is formed on the basis of practical knowledge gained as a result of the company's activities in the field of real estate management since 2015 , taking into account the needs of our guests.

Communication with neighbors

For comfortable work you need to establish contact with neighbors who live in apartments next to apartments that are rented or long-term rent. Our staff takes control of this process and does not involve the owner of the apartment.

Basic repairs

Basic repairs are carried out in the event of any malfunctions. Also, once every two quarters, our employees carry out scheduled repairs, including renovation of whitewashing and other types of repairs.

Security

To ensure order and resolve individual conflicts in the network of apartments TRUST there is a specially formed department for conflict resolution "Security Service".

Working with reviews

After check-out, guests leave their feedback about the accommodation and the service provided to them. Sometimes the feedback is positive, sometimes negative. The quantity and quality of bookings or leases mostly depend on the ratio of positive and negative feedback. After guests leave feedback, our managers communicate with guests to learn about their recommendations for improving the quality of housing. 

Tech - service

In order to provide quality accommodation services in the facilities managed by our network, apartments must always be in good condition. That is why our staff carefully ensures that all equipment is in good condition and undamaged. In cases where any equipment in the apartment requires repair or maintenance, we perform this work within 24 hours.

What is TRUST?

TRUST Apartments is a network of apartments in Lviv. We  we provide housing to companies that send their employees on business trips to the city of Lviv, for tourists traveling to Lviv, or for people who move to Lviv for a certain period of time and need to rent housing for a long period. We are not a real estate sector, we are a real estate management company, but we have housing for every color and taste.

Your company sends us a completed form with housing requirements

5. Receiving payment

Within three banking days, we confirm receipt of the prepayment

2. Offer

We select apartments and send you the completed form and photos

6. Full payment

On the day of check-in, we will send you an invoice for full payment

3. Agreement

You approve or reject our offers for apartments

7. Proof of payment

​Within three banking days, we confirm receipt of full payment

4. Prepayment

After the approval of housing, we send an invoice for prepayment

8. Reporting documents

Within three days from the date of arrival, we submit reporting documents

After agreeing on the details of cooperation between our companies, the official one is signed remotely  a contract certifying the fact of our cooperation.

You submit a request for the selection of housing, we send the generated proposals, your party approves the proposal and confirms the invoice.

Your employee arrives at our apartment, after which we provide you with travel documents and accompany the guest throughout the period of stay.
